Why Should Your Business Have to Adapt to Your Office?

September 4, 2026

Interurban is rethinking the traditional Class A office by giving owners the ability to design a building around the way they actually work. From custom layouts and private garages to specialized amenities, investment-focused configurations, and prominent SH 121 visibility, Interurban offers a level of control and customization rarely found in commercial real estate.

For decades, commercial real estate has largely worked the same way.

You find a building. You look at the available space. You evaluate the lease terms. And then you figure out how to make your business fit inside what already exists.

At Foundry Capital, we think there is a better way.

What if the building adapted to the business instead?

That idea is at the heart of Interurban and one of the reasons we believe this project is fundamentally different from the traditional Class A office experience.

Control Changes Everything

When you're leasing a traditional office, there are limits to what you can change.

At Interurban, certain owners will have something entirely different: control.

That could mean having your company's logo prominently positioned along State Highway 121, creating visibility to the significant traffic passing the property every day.

It could mean combining multiple buildings to create the exact amount of space your company requires.

It could mean adding a third-floor mezzanine, designing a dramatic grand entry, or taking advantage of ceilings reaching approximately 24 feet to create an environment that feels nothing like a conventional office.

But the real difference becomes clear when you look at what our buyers are actually asking us to create.

From Cigar Lounges to Private Garages

One buyer is incorporating a fully professionally ventilated cigar lounge into their space.

Another is designing a private upstairs restroom complete with a shower, allowing them to transition from the gym directly into their workday without needing to go home first.

Another is approaching the building from an investment perspective.

They're laying out the entire first floor so it can potentially operate independently for a separate tenant—including determining where exterior entry doors should be located and how access should work. That creates the opportunity to generate income from a portion of the building while significantly offsetting the owner's financial burden.

Other buyers have chosen to incorporate interior garages capable of storing one or multiple vehicles directly within their building.

These aren't selections from a standard upgrade package.

They're spaces being designed around the way each owner actually wants to work, entertain, invest, and live.

Design It Before You Commit to It

Customization shouldn't begin after someone signs a contract.

With Interurban, prospective owners can work through professionally designed interior concepts and customized front elevations before making their final commitment.

From there, owners have the opportunity to sit down over a period of months with our exclusive in-house architecture and design team to develop the details of their building.

Where should the doors go?

How should the interior flow?

What does the front elevation look like?

Does the building need additional office space, a mezzanine, a garage, specialized ventilation, private amenities, or an entirely different configuration?

Instead of beginning with “You can't do that,” our goal is to determine how we can make it work.

A Different Kind of Class A Office

At today's Class A office pricing—and with the restrictions that often accompany traditional lease terms—we believe ownership should offer something fundamentally different.

It should offer control.

Control over your layout. Control over your design. Control over your amenities. Control over how your company presents itself. And, in certain cases, control over how portions of the property can be used to create additional value.

This level of customization is extremely difficult to find in commercial real estate.

Pair it with Interurban's location, architecture, visibility, and limited availability, and we believe the project becomes something even more difficult to replicate.

A true one-of-one.

Right now, we're able to sit across the table from prospective owners, hear what they're trying to accomplish, and say yes to most of the ideas they bring us.

But that opportunity is inherently limited.

Once buildings are designed, construction advances, and the campus begins to take shape, the ability to make certain decisions from the ground up starts to disappear.

For the right owner, that's what makes this stage of Interurban so compelling.

You're not simply choosing an office. You're getting the opportunity to create yours.
